The success of any new residential development requires a tremendous amount of team work between professionals from many different industries. One of our primary responsibilities as your sales and marketing representative is to insure that the developer, architect, general contractor, designer, marketing team, web designer, graphic artist, preferred lender, customer care department and Title Company are all working together towards a common goal, the success of your new project. We have developed innovative tools and processes to help insure that the entire team is communicating and working together. Through our Sales Dashboard the developer and team members can access critical project information and collaborate from any computer. We will improve the communication and performance of the entire team by creating a web based Dashboard for your project.
Sales Office Staffing
We pride ourselves on
providing buyers with the highest
level of customer service. Well
trained, professional sales associates
are critical to the success of your
project. We will hire, train
and manage the sales team. The
sales team will include a sales manager,
licensed sales associates and sales
hostesses. We will regularly
monitor the sales staff and hold weekly
sales meetings to insure the highest
level of performance by the entire
sales staff. Sales office hours
will vary through out the sales cycle.
During the grand opening and the primary
selling phases the office will be
open 5-7 days per week, from 11:00-6:00
depending on the traffic and sales
volume.
Lead Management
Through our onsite sign-in sheets, and the web based interest list we will create a well qualified prospect list for the project. We have developed a very effective marketing system for converting prospects to buyers. Every prospect is entered in to our proprietary database system so that the entire sales team can more easily track, qualify, and manage sales lead. We have created several email marketing templates that allow us to deliver powerful sales messages to hundreds of prospects at a time.
Sales Contracting and Coordination
Much of sales staff’s time will be spent working with buyers on executing purchase agreements and helping them through the loan and escrow process. Buying a new home can be stressful and overwhelming, particularly for first time buyers. In addition to handling all of the paperwork associated with the sales we will work with the lenders, appraisers and the Title Company to facilitate the timely close of each unit. By educating buyers and assisting them through the home buying process we can help insure that escrows close on time, while minimizing your carry cost and maximizing profits.
Using email templates built into our buyer database we can easily walk buyers through the escrow process and identify troubled escrows. By providing buyers with timely reminders of critical escrow dates we can insure escrows stay on track and get troubled escrows back on track.
Review of Purchase Agreement and Sales Documents
We will familiarize our selves with your sales contract and recommend modifications if needed.
Model and Site Supervision
The sales team will regularly inspect the models, common area, and sales office to make sure they are clean and presentable. We will help coordinate any required repair or maintenance with you and the maintenance crew.
Financing Program
We will work with the preferred lenders to establish a prequalification process to insure that only qualified buyers are allowed to enter escrow.
Reporting
All unit, buyer and sales information will be available to you at all times through the Sales Dashboard. The Dashboard is password protected and customized for each team member depending on their role. Not all information is available to all team members. You can look up detailed information on individual units/buyers in the database or access any of the following sales reports.
